lump in the outside corner of the eye

My 10 year old Lab cross has a red lump in the outside corner of her eye. There is also a thick yellowish discharge from the tear duct.  The white of the eye becomes bloodshot then clears up. I am very worried about this. Any help would be much appreciated.
