7 year old with button

I have a 7 year old daughter that has Down Syndrome.  A button was placed in her belly at the age of 2.  For some reason, the area around the button constantly stays red and irritated as well as moist.  It also leaks a lot even after I have changed it and placed a brand new button in.  Any suggestions on how I can keep that area dry and why the button tends to leak all the time?

Is there any prep involved before applying a new botton?  When my boys had  stomas after removal of their colon, an adhesive was used to hold a patch around the stoma to stop leakage.  You can go to your local medical supply store and I know they have things and ideas as to how to stop this, as they deal with these issues all the time.
