Anal wart recurrence

Hi I am a 45 years old gay man and approx 5 years a go had a cluster of warts removed surgically from my anal area and internally in my anal passage.
Two years later one wart reappeared on my left buttock cheek which grew to quite a large almost like a skin flap about half a centimetre diameter....I went to my GP who again removed it by scalpel.
This immediately gre back so when I returned he suggested I just leave it as it was in an area that wasnt causing problems etc.....this I did until recent aboout one month ago a second wart appeared very close to my anus which was causing problems so I attended my GUM clinic for a full check up anyways and decided they would know how to treat best.
They have prescribed warticon cream which I applied for 3 days then have to rest it for 4 days and reapply for a maximum of four cycles.....after applying it for the 3 days the warts have become extremely tender though when i could feel around today i think the smaller newer wart has gone.... the whole anal area is extremely sore and inflamed though to the extent that there is fresh blood on the toilet paper when wiping. I think there may be some infection in the area perhaps from the place where the wart has gone??
The larger wart remains and has not changed so I will obviously have to repeat the treatment.
One thing I would say is that this highlights the fact that they are incredibly difficult to rid of I have been suffering with them now for over five years despite have had them surgically removed twice which is supposed to be 90 percent successful or is it just because I am a gay man that I am having a worse case??
By the way all other STD's tests were negative on my visit to GUM clinic including HIV.
Should I revisit and ask them to surgically remove again? Do I need to revisit with this infected area? or will that settle after having used warticon?

your first doctor did not remove it the correct way.... they are to be frozen off or as the GUM clinic gave you cream... If you are having a reaction to the cream then you need to follow up with your health care provider or GUM clinic... You should consider seeing a dermatologist and having the warts frozen off. sorry about your pain, hope you get better
