Pain at the back of the knee when running

Hello,
I'm 37 and  play a lot of sports (running, squash, golf, and swimming) and when I run I get my left knee gets very stiff and it hurts a lot if I try to squat. Playing squash, on the other hand, alieviates the pain from running and I have no problems at all. Swimming is neural. What might be causing the pain when  I run (or walk a lot)?
