SOB Question

I'm 31, ex smoker(smoked 9 years on and off and was in a smoking home for the 1st 9 years of my life).
In July I started feeling like I was having problems breathing. I've seen my doctor several times because its getting worse. I'm out of breath when I get to the top of my stairs now. Since i've had anxiety before my doctor thinks thats what is causing it. I had a normal heart stress test, normal PFT, normal chest xray, and normal blood work. And my pulse ox has been 99 to 100.
So my symptoms are easily short of breath and pressure in my chest after and increased heart rate.
I'm normal weight.
I've been researching and pulmonary hypertension comes up. My question is...
Can I have this disease, when all of these tests are normal? Would my pulse ox, be that high?
Could it be something else?
