Sudden problem to stay hard

For a while now I've got this annoying problem.
I'm 29, don't drink, do drugs or any of that **** and am in pretty good shape. I never had a problem getting hard and staying hard. On the contrary - I got horny and hard all the time. No problems whatsoever. Masturbating every day, sometimes more + sex. Everything ok.

Fast forward to a while ago. I'm starting a relationship with this amazing girl. She is so damn hot. Basically just being near her, holding hands or hugging was more than enough to give me a huge hard on and basically get me horny enough to "leave stains in my shorts" - lots of precum. Once I even came from just kissing and touching her. Yes, she's that ridiculously hot!

But soon problems emerged. We would do foreplay, I would be hard already and then I would usually go down on her (I love love doing that). There I pretty soon lose my erection. This never happened before. Going down on her really turns me on, but my penis just goes limp. So she has to get me hard again, which works easily enough, but sometimes the time it takes to put on a condom afterwards is enough for me to go limp again.
Either way, once I'm inside of her and pounding away I sometimes go limp again pretty soon. This never happened before. I can basically keep going forever if I want (never had problems with premature ejaculation either) and sometimes I still can. But pretty often I just go limp after a short time. Or sometimes when everything is going well and we just change positions, the loss of sensation for these few seconds is already enough to lose my erection as well.

I don't know what's wrong. I'm insanely attracted to her, get hard just thinking about her and when things work well the sex is incredible. Yet I suddenly have a problem staying hard. Nowadays this even happens if I masturbate sometimes. Very easy to lose my erection there either.
