help for aching legs

I am 59 and have allergies and osteoporosis and athritis in my lower back and hands.  I have manage well and  am on vitamin D and Flonase only.  
I have been running for 30+ years will minimal problems, running on a treadmill in the winter and outside on pavement in the warm months (New England).

For the past 1-2 months, I have been having aching in both of my legs from the knees down.  I also have pain in a section just above and to the inner side of one ankle.  Can you tell me some possible causes of this as a possible starting point?   The aching makes it difficult to run, causes me to be stiff when I sit for periods of time, and prevents sleep at night.
