need to move

I need to move me and my boyfriend kind of have our own apartment we live in a split level house we have the basement which is set up like an apartment,  the problem living here is anyone can come down at anytime and the place isnt well maintained.  Its a rent a room situation and we have mold we have siding that lets water in so parts of my kitchen flooring gets wet and soaked. We just had an electric fire in my basement which would have been avoided if they fixed the leaking pipes in the washroom. But heres my problem 1 I work for and am friends with the landlord shes disables and 2 cant afford to move till after we get taxes which will be a few months after baby is here ahh

Ive been trying to get some of the concerns fixed before baby gets here in nov but I just dont think its going to happy cant get a family loan plus are financial sitution has been really suck for the last 3 months I was on unemployment know im back to working and he just got layed off so all our saving and everything is just down the toilet. . But hopefully we can figure something out before baby or as soon as taxes get here were gone

Sounds like a tough situation.
But don't feel bad about moving, you can't live in a place out of kindness to someone else, no matter who the landlord is -surely she can understand that.
I hope you get the safety concerns under control before your baby arrives?
If not, is it possible to loan some money from your family and pay back when you get your tax return?
Just so you two can get into a more suitable place?
