Today I had some luck I found two that I liked and lo and behold not a bidding war, I am not desperate as the buyer of this house is renting it back to me, he has bought it for family he is from Albania lives near me and wanted it for other family coming to the US legally .I wanted to sell it now because I can buy another at these lower prices ,and although I do agree with Swampy they are still high compared to other states they are a lot lower than a few years ago.So this is the market to buy, now I sold the house myself but have been working the last 2 days with a realtor to buy ... yes its been better today , tomorrw we are going to check out a 5 acre bit of land , house needs work but I wanted trees and gardens ,the house we can fix ..location is important.The selling was a doddle buying is stressful, Its crazy here in CA ..not enough inventory now ...
Swampy thinks that homes in CA here are still very much overpriced. His recommendation is to grossly underbid every property. 14 sellers are going to say no but the 15th will say yes.
It is really stressful to NEED to find a house. We have hot neighborhoods around us that things go fairly quickly. I worked with a realtor to find a house (sold by owner----- ). He knew what I wanted and knew lots of realtors and they hear about a listing before it hits the market. I had addresses before there was a sign sometimes. And bids happend pretty fast on some houses I was interested in.
There is still a hot neighborhood or two, but things are tending to sit a bit here. My sisters house sat for over a year and they had to drop their price considerably. The person who finally bought it got a real deal!
Anyway, good luck. I hate that "multiple offers" thing. Very nerve wrecking and you never know what to believe.
I don't want to hear it!!! LOL ! No, really. That would be HORRIBLE! You might need to consider working with a Realtor. It's the seller who pays their commission, so you have nothing to lose........just a thought. You might get a little "in" information then.
Some houses HERE are taking as long as a YEAR to sell. Mind has now officially been on the market for 6 months. WOW. My Realtor thought it would sell in a months, which would have been crazy here. Our unemployment is 5th highest in the state..... Gee...I wonder if THAT has anything to do with it...? Ya think?
