Edema, Short of breath, palpitations

Hi, 30 year old male 5'11" 250 pounds
About 7-8 months ago I started having:
fatigue,
exercise intolerance,
tightness in my chest,
breathing troubles or feeling breathless,
waking up at night short on breath (occasionally with a racing pulse.)
And also palpitations,  or what seems to be pauses in my pulse.

Other symptoms have included confirmed swelling and dry red inflammation of the nose, swollen turbinates, and near daily headache

I do exercise 30 mins/day,  with my weight I guess I just eat too much. But I have also had near syncope during exercise before (but this is rare).

I had a workup with an echo, EKG,  Stress Thallium and everything was normal with an Ejection fraction of 59%.

In the last few weeks, I've started having bilateral edema in my ankles and lower legs, ankle stiffness, I have never had edema before...ever.  I got worried about this, and returned to my doctor for another chest Xray and labs.  He checked my CBC, Metabolic panel, Liver panel, Thyroid, Testosterone, cholesterol,  and BNP test. Everything was normal...

One very odd thing though,  is that ever since I started having edema, it seems like my symptoms have actually gotten at least 50% better....Not completely gone, but definitely better.
But the edema is definitely there,   (pitting edema)  he said it was about +1   and I have not been offered a good explanation for it...Something about venous insufficiency is all I could gather from him.
All he did was give me a diuretic and tell me not to worry so much,  but  it is very concerning to me with the symptoms and edema together.

The only planned test for me is a sleep study,  Do you please have any suggestions or thoughts on any of this?

I think the sleep study is a great idea, also, you should bilateral lower extremity US to evaluate for clots or venous insufficiency.  Start wearing compression stalkings, they will prevent any complications from edema such as skin breakdown, dryness.  You should be fitted for those by a vascular medicine specialist.  Based on the tests you provided it is unlikely that your symptoms are related to your heart.  You must concentrate on weight loss and exercise.
